Once you have done the proper tenant’s screening and selected a tenant for your rental, there are still additional steps you must take to prepare for the new tenant to move in. Here are the things that you must do at your rental property as a landlord.

Fix Damages or Repair Issues
Before the tenants will move in to the house you should know is there any damages or repair issues that need to be fixed then do it immediately before the new tenants move in.

Clean the Property
Cleaning the premises is very much important especially if you are doing an apartment turnover, which means there was a previous tenant living in the property.  Make sure you clean the home especially the areas like tub, toilet, kitchen, stove and refrigerator. Even if it’s the first time you are renting your apartment and everything is brand new still, you should vacuum and sweep out any debris.

Collect First Month Rent and Security Deposit
You should collect the first month rent in advance and the entire security deposit too before tenants moving into the property. If the tenant will fail to pay the first month rent then you can presume that how they will manage to the pay the rent of the rest months.

Make Rental Agreement
With the help of a property manager you can make rental agreement as they know what to include in rental agreement and what the format of the rental agreement should be. A rental agreement is very much important for both the tenant and landlord. If you are new in this field then you should never miss rental agreement otherwise you can be in big trouble which will only end up in court.

Inspect Property If Required
Though your tenants are now started living still you should inspect your property from time to time to be sure that everything is alright. This way you can also fix the repair issues if have occurred any and can also know whether the tenants are following the lease clauses or not.
